Rotten Neighbors In Colts Neck???


987822_httpIn today’s age, there are web-sites dedicated to everything from finding love to confessing your biggest regrets. So it should come as little surprise that there is a web-site especially designed to warn potential home buyers of less than stellar neighbors in a particular neighborhood .  

PerryPerri K. Feldman, author of the NJRealEstateWire blog and fellow Keller Williams agent for the Summit New Jersey office wrote a post highlighting this particular site.

Rotten-neighbor-croppedRotten Neighbor.com                     reveals the quality of neighbors in towns across America.

Does the quality of neighbors affect todays home prices? Absolutely, suggest June Fletcher.

I have to admit that at first I found it quite comical but soon found myself addicted to the site.

The site contained comments on homes with just a few of the following Neighbors:

  • Crazy Woman
  • Junk Yard
  • Hillbilly’s
  • Puff puff…pills berry dough boy

In all fairness, there was a headline entitled AWESOME HOUSE, so it wasn’t all bad.

Check it out! See who is being a bad boy/girl in your backyard. Oh and by the way, I did check out my neighbors in Colts Neck. The coast is clear.

Placing The Zen Back In New Jersey Real Estate

Is All Fair In Love and The Real Estate War?


KwI feel it a privilege to be a Realtor and honestly I feel honored to be part of a company such as Keller Williams Realty.

 Aside from the fact that Keller Williams is the fourth largest real estate company and setting aside all the educational advantages we receive through Keller Williams University, the culture that is set in place and almost mandatory to abide by is what makes us different. We are culturally instilled to not only do right by our clients but also never feel the need to have to put down other realtors.

So where am I going with this you might ask?

My question is, “How far do we as realtors go to get a listing”?

I recently came across an agent from another agency who was asked 678900_contract_1straight forward from a potential client about how they handle canceling a listing agreement. The potential client wanted to know about an unconditional withdrawal.

Prior to this conversation I had explained about my “Easy Exit Listing Agreement” which sates that with The Bandy Group you may cancel your listing at any point and not be responsible to pay a commission to my agency. This also means that you may relist your property with another agency and we still would not receive any compensation for time invested or advertising dollars that may have been spent. Basically you can cancel your listing at anytime for any reason.

808214_cut_the_crap_2So back to the other realtor, he stated to this potential client that my Easy Exit Listing Agreement was nothing new and that it was the clients right under real estate law to be able to cancel your contract at any point in time so they should just list with that agency. This agent was trying to double talk to try to confuse a potential client.

By law you can cancel your listing at any point if you are not happy with your agent or agency but you may still be liable to pay a commission to that agent. The difference will be if you have a Conditional or Unconditional Withdrawal. 

The Bandy Group will always give our clients an UNCONDITIONAL WITHDRAWAL because we stand behind our services. If you are not happy for any reason, we will never hold you hostage to your contract.

We are past the days of bidding wars. There are fewer buyers out in the market place right now. Pricing your home appropriately is crucial to your success. If you are priced too high you may just miss that serious buyer that is willing to purchase NOW.

It’s time to get to work and make that home look beautiful starting with the outside. Try placing seasonal flower pots on the front porch. Pick up debris that may have formed around your bushes or underneath window panes. Paint touch ups are always helpful. Loose railing or broken windows are a must to fix. Try standing outside for a moment to get an objective view of your home. Would you want to buy that house?

Your realtor gives you good new and bad news: Good news you got your asking price, bad news they want you to move out in 30 days or they love the home and your pool table and your exercise equipment too and the offer is contingent upon those two items being included in the sale. It is always bitter sweet when you hear what you want but you can’t make it happen. Be flexible. Look at the terms and analyze what you can and can’t live with.

4. Hire a Great Realtor

It is extremely critical to hire someone who understands your needs. Someone you feel comfortable with so that the selling process runs as smooth as possible. Make sure that your realtor has a marketing plan in place. The sale of your home should be more than just placing a for sale sign outside and hope that someone will call. Talk to your agent about advertising, Internet exposure, Multi-Media, flyers, brochures and open houses just to name a few.

St. Joseph In Big Demand For NJ Homeowners


Lately we have been having some beautiful weather so I decided to tag along as Sarah went on a listing appointment in the Monmouth County area. It was a sunny day and I could roam free in the front yard, no big deal, right?….WRONG!

A small stick poking through the earth in the front yard of the house caught my attention. Was there a Bone buried under there? How lucky can a dog be? I vigorously began to dig deeper when I felt a tug on my leash. I had been caught in the act! Sarah and the homeowner chuckled at my dirt filled snout. The bone in mouth had obviously given me away.

The homeowner proceeded to tell Sarah that what I had unearthed was not a bone which I kind of knew after the first bite but anyway, what I had 189785_statueuncovered was a statue of St. Joseph.

The homeowner was preparing her home to sell by seeking help from some divine intervention.

The homeowner had been told by a friend that burying St. Joseph upside down in the yard would help bring a quick offer.

This is not such a far-fetched idea as some may think, although the act of burying a statue of a saint for a home sale would most likely be viewed as superstitious to most, the idea began hundreds of years ago in Europe when Nuns prayed to St. Joseph when land to build convents was scarce. They would bury their St. Joseph medals in the ground which in today’s age have turned into statue’s.

Real Estate agents often hear of this tradition but whether it works or doesn’t only home sellers can say. As for this client, she has a spot of honor waiting for St. Joseph in her new home.

Five Tips To Feng Shui Your Monmouth County Home to Sold

In the art of Feng Shui, people live in harmony with the environment rather than against.

 The flow of ch’i (good energy) is what you humans must try to give proper direction to for optimal health, prosperity, love, etc…

 With Feng Shui becoming popular with many, including such famous names as Donald Trump, Sarah decided to go in search of the truth vs. superstition.

 Could Feng Shui be used to sell a doggie house? I tagged along as Sarah interviewed Kitty a feng shui consultant located in East Brunswick, NJ.

Kitty informed us that Feng Shui is not a a religion and that it has nothing to do with superstition. Feng Shui is the study of ENERGY and how that energy impacts our lives, good or bad.
Good Ch’i will help improve relationships, finances, health, careers and yes even help sell a home. In real estate, low Ch’i equals = NO SALE!

 A feng shui expert can show a homeowner step by step how to increase the visual appeal of a property to attract buyers. With proper placement of items a good flow of energy(ch’i)  will increase contract activity.

 

 Here are some quick Feng Shui tips:

 1. Get Rid of Clutter:

Clutter is a sign of stagnant energy. Put things away in their proper place.   

2. Keep Toilet Seats Down and Bathroom Doors Closed

You are preventing ch’i and your money from going down the drain

3. Paint Your Front Door. 

 Red is a Ch’i enhancing color.

4. Trim Bushes and Shrubs 

Keep your home looking neat.

5. Turn On Lights

Illuminate an unused room for at least ten minutes each day to activate ch’i
